A vision for a Transport Oriented Development urban renewal precinct
Turrella is located along the Urban Renewal Corridor and is therefore earmarked for redevelopment. The entire site is located within 800m from the Turrella train station, making the development a Transit Oriented Development including a mix of uses and a higher density. Careful considerations have been given to accessibility in relation to types and intensities of land uses. the built form has been developed to respond to the 1 in 100 year flooding potential.
The precinct’s significance has been confirmed when the Department of Planning and Environment identified the site as a Planned Precinct. The Greater Sydney Commission aspires to a 30-minute city, where jobs, services, and quality public spaces are in easy reach of people’s homes. The site is directly located next to Turrella train station and a trip to Central Station takes around 18 minutes, making this the ideal development site to implement the 30 Minute City Vision.
Looking towards a future where Sydney’s population will almost double in a matter of decades, our master plan focuses on high-density living; mixed-use, retail and transport. It also addresses how the development interfaces with Wolli Creek and how it transitions into existing neighbouring residential areas.

The overall development is inspired by the Wolli Creek open space corridor north of the site. Activating the corridor and maximising views towards the corridor formed the structural foundation of the master plan. To the south of the train line, the development seeks to transition into the existing residential areas.
