Creating appropriate connections to the immediate surrounds
The central challenge was combining two purposes coherently into one building – a ground floor cafe and showroom, three levels of A-Grade commercial office space, and three uppermost levels comprising 106 self-contained, serviced apartments, conference facilities, a fitness centre and pool.
Located at Norwest Business Park, 22B is a seven storey, 11,102m2 mixed-use development in a landscape setting. Careful consideration was given to the Norwest Business park context and evolving public domain, to ensure 22B creates appropriate connections to the immediate surrounds.
Design elements in the facade articulation resolved these potentially conflicting modes. A white frame highlights the commercial showroom while the fire stairs have also been given an aesthetic identity as delineation for the entry and cafe. The apartment levels project outwards as a fluent horizontal element and their feature balconies provide a graceful visual separation from the full-length glazing of the commercial levels below. An expansive structural forecourt gives a sense of ‘arrival’ to the whole building, and at the rear of the site, an above ground car park provides 330 parking spaces, with a landscaped verge providing separation from adjoining neighbours.
