On commencement of this project, an exhaustive assessment of all development options for the overall site was undertaken. This investigation determined that the redevelopment of the rear portion of the site, with a speculative A grade quality office building, was the answer to achieving the clients commercial objectives and vision. The design which resulted proved to be so effective that the building leased before construction had been completed. Features that added to the saleability of the premises included an internally serviced core, high quality finishes in the lobbies, lift cars and amenities and high efficiency levels achieved in the floor plates. The building also demonstrates a timeless sophistication in its outwards appearance. This character not only helped in securing the corporate tenants but also in attracting the high quality merchants who have taken up the retail space.
